Terms of Service

Welcome to Tenabl. These terms ("Terms") govern your use of the Tenabl mobile application ("App") provided by Tenabl ("we", "us", or "our"), based in Ireland.
Please read these Terms carefully. By creating an account or using the App, you agree to be bound by these Terms.
1. Who can use Tenabl
You can use Tenabl if:
- You are at least 18 years old
- You are an Irish private landlord with one or more residential rental properties in Ireland
- You agree to provide accurate information about yourself, your properties, and your tenants
The App is designed for long-term residential lettings only. It is not intended for short-term rentals (e.g. Airbnb), commercial property, or hotel-style operations.
2. Your account
You're responsible for:
- Keeping your sign-in details secure
- All activity that happens under your account
- Notifying us promptly at hello@tenabl.app if you suspect unauthorised access
We're not liable for losses caused by someone else accessing your account due to your negligence.
3. What Tenabl does (and what it doesn't)
Tenabl helps you manage rental properties by:
- Tracking rent payments and lease dates
- Sending automated rent reminders and follow-ups to tenants by SMS or WhatsApp (where you've enabled this)
- Recording repairs and maintenance
- Sending you reminders when something needs attention
- Storing tenant and vendor records
- Generating draft lease agreements and supporting digital signatures
- Providing optional tenant identity and reference checks (KYC / screening) via a third-party verification partner
- Providing reference information to help you stay aligned with Residential Tenancies Board (RTB) and Rent Pressure Zone (RPZ) rules
Tenabl is a record-keeping, communication and reminder tool. It is not:
- Legal advice
- Tax advice
- A substitute for professional property management
- A guarantee that your rental, lease, or rent level complies with Irish law (you remain responsible for compliance, including RTB registration and RPZ rules)
- A guarantee of any tenant's suitability — KYC / screening results are informational only, and the decision to let a property remains yours
- A payment processor (we don't move your money)
If you need legal, tax, or compliance advice, talk to a solicitor, accountant, or the Residential Tenancies Board.
4. Beta period (TestFlight)
You are using a beta version of Tenabl through Apple's TestFlight programme. This means:
- Features may change without notice
- Bugs are expected and your feedback helps us fix them
- Data may occasionally be reset (we'll let you know in advance if this happens)
- The App is provided "as is" without warranty of fitness for purpose
- You agree to provide feedback by emailing hello@tenabl.app
Beta access is currently free. Pricing for the full release will be announced before public launch.
5. Your responsibilities
When you use Tenabl, you agree to:
- Provide accurate information about yourself, your properties, and your tenants
- Inform your tenants that their information is stored in Tenabl (see our Privacy Policy)
- Not use Tenabl for any illegal purpose
- Not share your account with anyone else
- Not attempt to reverse-engineer, disassemble, or disrupt the App
- Not upload content that infringes anyone's rights or contains malware
- Comply with all applicable Irish laws including the Residential Tenancies Acts
6. Tenant data
When you enter tenant details into Tenabl, you remain the data controller for that information under GDPR. We process tenant data on your behalf as a data processor.
You are responsible for:
- Telling your tenants their information is stored in Tenabl
- Having a lawful basis for processing their data (typically your tenancy contract)
- Responding to any requests they make about their data
We provide reasonable security measures and won't access tenant data except to operate the App.
7. Intellectual property
- The App, its design, code, branding, and content are owned by Tenabl
- You retain ownership of data you enter (your account info, properties, tenants, payments, photos, etc.)
- By using the App, you grant us a limited licence to store and process your data so the App can function
- Do not copy, modify, or redistribute the App or its content without our written permission
8. Pricing and payments
During the beta period, Tenabl is free to use.
Pricing for the full release will be announced in advance. When pricing applies:
- Subscriptions are charged through Apple's App Store
- Cancellations are managed through your iPhone's Settings → Apple ID → Subscriptions
- Refunds are handled by Apple under their standard policy
- We reserve the right to change pricing with 30 days' notice for existing subscribers
9. Disclaimers and limits on liability
Tenabl is provided "as is" and "as available." We make no warranties about:
- The App being error-free or uninterrupted
- The accuracy of any information displayed
- The App being suitable for your specific situation
To the maximum extent permitted by Irish law:
- Our total liability to you for any claim is limited to the greater of €100 or what you paid us in the 12 months before the claim
- We are not liable for indirect, incidental, special, or consequential damages
- We are not liable for losses caused by your reliance on the App for legal, tax, or financial decisions
Nothing in these Terms limits or excludes our liability for:
- Death or personal injury caused by our negligence
- Fraud or fraudulent misrepresentation
- Anything else that cannot be limited under Irish law
10. Termination
You can stop using Tenabl at any time by deleting your account (email hello@tenabl.app until self-service deletion ships).
We may suspend or terminate your account if:
- You break these Terms
- We're legally required to
- We discontinue the service (we'll give you 30 days' notice)
If your account ends, you can request an export of your data within 30 days. After that, your data is deleted per our Privacy Policy.
11. Changes to these Terms
We may update these Terms from time to time. When we do, we'll change the "Last updated" date at the top. For significant changes, we'll notify you through the App or by email at least 14 days before they take effect.
If you don't agree to the new Terms, stop using the App. Continued use after the effective date means you accept the changes.
12. Governing law
These Terms are governed by Irish law. Any disputes will be resolved in the Irish courts.
If you're a consumer based in another EU country, you retain any rights under your local consumer protection law.

14. Severability
If any part of these Terms is found unenforceable, the rest of the Terms remain in effect.
