Privacy Policy

This page tells you what data Tenabl ("we", "us", or "our") collects through our mobile application (the "App") and our marketing website at tenabl.app (the "Site"), how we use it, and what your rights are.
We are based in Ireland and committed to protecting your privacy under the General Data Protection Regulation (GDPR) and Irish data protection law.
1. Who we are
Tenabl is a property management app for Irish private landlords, based in Ireland.

We are the data controller for personal data you provide through the App.
2. What data we collect
We only collect data that we genuinely need to make the App work for you.
Data you give us directly
When you sign up and use Tenabl, you provide:
- Account details: name, email address, phone number
- Property details: property name, address, Eircode, landlord type
- Tenant details: tenant names, contact information, lease dates, rent amounts (you provide these about your tenants)
- Payment records: rent received dates, amounts, payment methods, deposits
- Repair records: descriptions, dates, costs, photos you choose to upload, tradesperson names
- Vendor records: names and contact details of tradespeople you work with
- Identity verification (KYC): if you opt in to tenant screening, we may process additional identity and reference information needed to run the check, supplied by you or your prospective tenant via our verification partner
- Waitlist sign-ups (Site): name, email address and (optionally) phone number when you join the waitlist on tenabl.app
Data we collect automatically
- Device information: device model, iOS version, app version (helps us debug issues)
- Push notification token: a unique identifier from Apple that lets us send you notifications. Linked to your account, not to you personally.
- Error reports: if the app crashes, we may receive a diagnostic report so we can fix the issue
Data we do NOT collect
- We do not collect or store your bank login credentials
- We do not access your phone's contacts, photos library, or location without your explicit permission
- We do not track you across other apps or websites
- We do not sell or share your data for advertising
3. How we use your data
We use your data only for the purposes you'd expect from a property management app:
- Running the App so it does what you signed up for
- Reminding you when rent is overdue
- Letting you record and track payments, repairs, and tenant information
- Sending you push notifications you've chosen to receive
- Sending rent reminders and follow-ups to your tenants by SMS or WhatsApp where you've enabled this (delivered via our messaging partner Twilio)
- Running optional identity and reference checks on prospective tenants when you request them
- Managing waitlist sign-ups and sending occasional product update emails about Tenabl (you can unsubscribe at any time)
- Responding to your support requests
- Complying with our legal obligations (e.g. financial record-keeping)
We will never use your data for advertising, profiling for marketing, or any purpose unrelated to running the App.
Data about your tenants
When you enter tenant details into Tenabl, you become responsible for telling your tenants that their information is stored in our App. We act as a data processor for tenant data on your behalf.
You should make sure your tenants are aware before you enter their details. Plain English is fine: "I use an app called Tenabl to manage my rental property. It stores your name, contact details, and rent records."
4. Where your data is stored
Your data is stored on Supabase servers located in Ireland (EU West region). All data stays within the European Union.
We use the following sub-processors:
- Supabase, Inc. — database, authentication, file storage. Supabase is GDPR-compliant and acts as our data processor under a Data Processing Agreement. Data is hosted in the EU (Ireland).
- Apple, Inc. — push notification delivery via Apple Push Notification Service. Only your device token is shared with Apple, not the content of notifications.
- Twilio Ireland Limited — SMS and WhatsApp delivery for tenant rent reminders, where enabled.
- Identity verification partner — used only when you opt in to tenant KYC / screening. We will name the active provider on request.
- Lovable — hosts our marketing website at tenabl.app, including the waitlist form.
4a. Cookies and similar technologies
Our marketing website at tenabl.app uses a small number of cookies and similar technologies:
- Strictly necessary — required for the site to load and remember your cookie preference (stored in your browser as tenabl-cookie-consent).
- Analytics — if you accept, we may use privacy-friendly analytics to understand which pages are visited. We do not use advertising cookies.
You can change your choice at any time by clearing your browser storage for tenabl.app. The App itself does not use cookies.
5. How long we keep your data
We keep your data for as long as your account is active.
If you delete your account, we delete your personal data within 30 days, with these exceptions:
- Financial records (payment history, transactions) may be kept for up to 7 years to comply with Irish tax law
- Data required by court order or legal obligation is kept for as long as legally required
To delete your account before public launch, email hello@tenabl.app. Self-service account deletion is coming in a future update.
6. Your rights under GDPR
You have the following rights regarding your personal data. To exercise any of these, email hello@tenabl.app.
- Right of access — ask us what data we hold about you
- Right to rectification — ask us to correct inaccurate data
- Right to erasure — ask us to delete your data ("right to be forgotten")
- Right to restrict processing — ask us to limit how we use your data
- Right to data portability — ask for a copy of your data in a machine-readable format
- Right to object — object to specific uses of your data
- Right to withdraw consent — for any processing based on your consent
We respond to requests within 30 days. There is no fee unless your request is repetitive or unreasonable.
You also have the right to lodge a complaint with the Irish Data Protection Commission if you believe we've handled your data improperly:

7. How we keep your data secure
We take reasonable steps to protect your data:
- All data is encrypted in transit between your phone and our servers (HTTPS)
- Data stored on our servers is encrypted at rest
- Each user's data is isolated so other users cannot see it
- We use modern authentication and never store your password directly
- We work with Supabase, a GDPR-compliant infrastructure provider, who handle the underlying database security
We cannot guarantee absolute security on the internet, but we will notify you within 72 hours if we discover a personal data breach affecting you.
8. Children's privacy
Tenabl is intended for users aged 18 and over. We do not knowingly collect data from children under 18. If you become aware that a child has provided personal data to us, please contact us so we can delete it.
9. Changes to this policy
We may update this Privacy Policy from time to time. When we do, we'll change the "Last updated" date at the top and, for significant changes, notify you through the App or by email.
